Renovations

Bathroom Renovation

This bathroom has the feel of a spa, compared to the empty shell of the ripped out bathroom we found. Lighting through the glass blocks adds symmetry and structure to this relaxing space. Marble-effect porcelain tiles add a sense of luxury. The renovation cost around £4,000, the increase in appeal for the property was around £11,000.

Kerb Appeal

Work carried out to increase the kerb appeal:

  • Fit new shutters
  • Paint the windows and facade white
  • Build a new doorstep
  • Clean the gutters and facia
  • Weed the driveway
  • Fit new window above the front door
  • Add new house number 

The estimated increase in value to the property was between £8,000 – £10,000

Kitchen Update

Work carried out:

  • Structural engineers report on supporting the new roof
  • Glass roof removed and recycled
  • New warm roof fitted with huge lantern over the island
  • Fibreglass roof professionally fitted
  • New lighting and sockets
  • Kitchen rearranged and painted

Replacing the glass roof was the main expenditure but the total cost was around £16,000. Value added to the property was £36,000 – £40,000

Glass Blocks

The use of glass blocks was a clever and stylish design choice to solve the problem of allowing light into the rooms beyond, and to make a statement in the living area.

Media Wall

We wanted to make the most of the view of the garden, so the location of the sofa was moved to the wall under the glass blocks. As there was a radiator along that wall, we fit a modern upright radiator to save wall space.  The room was lacking warmth and didn’t feel cosy, and apart from the view to the garden or the television in the corner, there wasn’t a focal point. We decided a fire was the best bet and had options of a wood burner, gas fire or electric fire. However, we love the impressive feel of the real flame effect electric fires and thought a large one would look good, but there wasn’t enough space to fit one between the sofa and television.

The solution was to mount the television above the fire, creating storage space either side of the fake chimney breast.

Garden Design

Garden Design

A well designed garden can add 10-20% to the value of a property. This garden was a blank canvas when we started, apart from a well-established orchard which we kept and turned into a mini woodland area complete with rustic seating.  More seating areas were selected to make the most of privacy from neighbours, and to catch the sun (or shade) at different times of the day.
