You want to sell your home for the best possible price, but you are aware of some issues with the property, and you’re going to need help.

There are three parties to consider when selling a house.

  •         You (the vendor)
  •         the Estate Agent
  •         and most important of all, the buyer

Within these three parties, there are three further factors to consider.

  •         The asking price (agreed by you)
  •         How well the Estate Agent can sell your home (at the asking price)
  •         Whether the buyer finds your property appealing (Presentation)

In a nutshell, that’s it. You are in control of all of these factors. If you believe the asking price is good, and you have a good Estate Agent, then the only thing you need help with is the presentation of the property to attract buyers. In other words, if the problem isn’t the price, it will be the presentation. The location of the property, or other factors such as limited parking, is normally reflected in the price.

You don’t know where to start.

We all have that feeling when we look around our properties and feel overwhelmed by how much needs to be done. Just properly cleaning the property can seem like a huge task, then there is all the de-cluttering that needs doing. Once that is done there will be some rooms that will need redecorating. The list goes on.

We conduct a House Sale Presentation survey, going through room by room and making a “To Do” list called the House Sale Presentation Report. You can use this to tick off items that have been completed to bring the property to a sellable presentation standard. We will give you recommendations on which items will definitely need doing, and suggestions on bonus items that could add extra value to your property depending on your budget. We look at the kerb appeal, and everything outside the property (including the garden if you have one). Going through the list of items, you will know where you can make a start, and which items will need our help.

You need ideas to improve the presentation of the property.

All it takes sometimes is for someone to look at your home with a fresh pair of eyes. You may have lived in your property for some time and not notice the little things that may deter potential buyers from considering your home. Maybe over the years your property has been extended, or walls removed (or added), and somehow the flow of the property doesn’t work, and you’re not sure of the best way of fixing it.

It’s always good to get advice about what to do to get the most out of your property. Our House Sale Presentation Report will give you guidance on what you will be able to do within your budget. Remember that drastically increasing the appeal of one room will be expected in the other rooms by potential buyers. For example, if you remodel a bathroom, but ignore the kitchen, then this might not be money well spent. A garden room would be a worthwhile investment, whereas opening up living areas might add more appeal.

You have a budget to carry out some work, but need advice on where this is best spent.

You are torn between remodelling the bathroom or using the money to decorate three bedrooms. Or you could either open up the living space or install a garden room.

We will act as your fresh pair of eyes. We will look at the layout of the property and make suggestions on how this could be improved. It may be that a conservatory has turned into a utility room, or a dining room has been turned into a play room. Putting these rooms back to their intended use will always improve the flow. Knocking down walls does not always improve the layout and flow, so we will give our best design advice on this.

You are too busy or physically unable to do the work.

You are juggling with your work/life balance as it is. Piling on more work preparing your house at an additionally stressful time can be too much. Or you are aware you are going to have to get plumbers and electricians in, you will struggle to find a time to be at home for them, and don’t know who to use, or who can be trusted to do a good job.

Quite often, probate sales will go for well under the market value because they are often outdated and tired. We will conduct the House Sale Presentation survey, agree work that needs doing with you, then get working on it. You have gone through a separation and need to sell up quickly.

If you’ve gone through a separation you probably want to be around each other as little as possible. Or if you’ve had to relocate for work, you will need to move quickly to be closer to work.

A major life event means you may need to move quickly and can’t afford for the property to stagnate on the market. Our Home Sale Presentation report will pinpoint exactly what needs doing to get a fast sale. It is not always a case of dropping the asking price.

You don’t know which Estate Agent to use.

You have seen the “For Sale” and “Sold” signs around your local area. Some appear more often than others, but do you really know if the number of listings an Estate Agent has is a good indication of if they can sell your property?

Very often there is very little to distinguish between one Estate Agent and another. All of them will want your instruction, will be on RightMove or Zoopla, and will promote your property for sale in other ways. The size of the agency does not indicate whether your property will sell faster. In many cases, Estate Agencies with the largest number of listings also have the largest percentage of properties that have not sold within three months. Depending on how well you can present your property (and the property type) we will recommend which local Estate Agent to use.

You are listed with an Estate Agent and you still need help.

Your property has been on the market for a while and you are struggling to get viewings or offers. You aren’t receiving any feedback about why you aren’t getting interest in your property. You had a budget to make the property more appealing, but were advised against it.

Ask your Estate Agent to contact us. We will give you the House Sale Presentation report for FREE as the Estate Agent would be instructing us as an independent specialist. We will scrutinise the listing to see if errors have been made (it could be one photo that is deterring further interest). After that, to get your property selling, we would ask that you carry out our recommendations. Or we can advise whether or not the asking price was too high. Buyers with a budget at your asking price will already have seen the other properties in your area at the asking price. The problem is that Estate Agents will often value your home and list it “as is” without giving you any guidance on the presentation (even though they know they can sell a home at a better price and more quickly if the presentation is good).  However, most will not run the risk of offending you (or lose the instruction), if the presentation is poor.
